How we work

  • All EMD partnerships require a 5% or $250 minimum non-refundable deposit
  • We will NOT fund deals with non-refundable EMD
  • Double closings are done on same-day transactions. Your end buyer MUST have their funds clear before we wire.
  • Upon submission, we will underwrite the deal. If the deal meets our criteria, we will send you an invoice for the deposit.
  • We will begin work on your deal only AFTER the invoice is paid
  • We cannot fund deals that have no buyer. If you do not have a buyer, we can help you find a buyer

Do you really need EMD?

The answer is: yes! Putting down EMD shows that you are serious. Disputes are inevitable in business. In the event of a dispute. Having a reasonable amount put down for EMD could make all the difference. A deposit of 1% of the purchase price is typical.

EMD PARTNERSHIP

Any time you go under contract on a real estate transaction, earnest money is required. Consider it your “good faith deposit” that you will follow through on the transaction. As you begin to scale, more and more of your own money will be held in escrow as a result. Don’t let that stop you from accomplishing your goals, we’ve got you covered
